The reason why this is a very requested destination can be linked to its regulations. In other words, every project must abide by strict rules that dictate the architectural criteria (volume, supplies, colours), in order to maintain the balance between ‘concrete’ and nature. “Porto Cervo has a low-density tourism, as opposed to other overcrowded destinations, such as Capri.

The asset that has proven to be successful in the post-Covid era is Porto Cervo’s vision focused on quality over quantity; in fact, it still counts 1,000 sleeping accommodations, just as in 1965. This is really important as travellers are looking for space, nature, open environments far from the crowd. In addition, the existing regulations forbid new buildings to be constructed within 300 m of the coastline. All the new grand opening events concern the already existing buildings that have been acquired and restored in time, since it’s not possible to build ‘from scratch’ anymore. This way, nature and spaces are safe, which is a reason for tourists to gravitate toward this location. In addition, since the buildings on the markets are limited, the real estate values have rocketed.

Moreover, before restoring a building, the project must be submitted to a committee composed of six architects who will analyse all the applications, looking for coherence with the overall design of the area, which spreads for 2300 ha.
